The project is located in an attractive urban development area in Vienna’s 22nd district near the Kagraner Platz underground station and the Donauzentrum.
The residential complex includes an existing building on the street side and two buildings on the courtyard side. The street façade of the existing historic building will be largely preserved and integrated into the structure along the street. The residential building is accessible by foot through the main entrance on Donaufelder Strasse.
A passageway leads through the whole property past all of the structural elements and outdoor facilities. Each part of the building has a separate staircase as well as a lift system, which provides access to every floor.
The three compact structures are clearly positioned along the property. The dormers, oriels and balconies break up the visual appearance.
In total, the complex includes 44 residential units and an office on the ground floor. Each flat has a private open space in the form of a terrace, balcony, loggia or private garden. On the ground floor, there is space for pushchairs and bikes and a room for the bins. There is storage space and technical rooms as well as an underground car park in the basement. There is also a playground for small children between the first two buildings. During the planning phase, the requirements in terms of the building’s biology and ecology were taken into account so that the environmental impact is kept to a minimum. The use of building materials that are compatible with health and the environment takes into account the increasing burden on people caused by the city’s environmental impact.
