The residential complex with pastoral care center and underground parking garage was handed over to the building owner on time on November 29, 2022, so that the first tenants of the 147 apartments could already move in on December 1, 2022. Thanks to the use of state-of-the-art precast concrete elements, the project was built in a record-breaking construction time of 17.5 months.
Most of the precast walls and ceilings were completely pre-installed with sanitary lines, component activation and electrical lines, which contributed significantly to the short construction time. In terms of energy, too, the installation of a water-to-water heat pump puts the building at the cutting edge of technology. The groundwater required for this purpose is provided by two wells on the site of the plant. This technology not only supplies the energy for hot water preparation and heating in winter, but also enables the building to be cooled in summer. By means of component activation and underfloor heating, the large mass of the building’s concrete structure is activated, thus ensuring a pleasant climate within the rental apartments and the pastoral care center. All rainwater can seep away in an environmentally friendly manner via an infiltration structure in the ground on the building’s own property.
All apartments have an apartment-related open space in the form of private gardens with terraces on the ground floor and loggias or balconies on the upper floors. A youth playroom, children’s playground and pre-equipment for electric mobility for 30 of the 65 underground parking spaces complete the offer to the tenants.
