A new residential development is being built on the site between Tomaschekstraße and Autokaderstraße in Vienna’s 21st district, complementing the existing residential area that was built in the 1960s in terms of urban planning.
The project is made up of a three-storey podium along Tomaschekstraße, with the building rising eight storeys above this at three points.
The design concept creates a dynamic podium area and focuses on the integration of natural elements. The greenery of the façade extends down to the ground along the projecting towers, which helps to improve the microclimate. The façade is extensively clad with tiles that reflect the stylistic charm of the turn of the 20th century and are also sustainable and durable.
The ground floor is being revitalised with a variety of different uses. Flexible retail spaces are being created that are suitable for both food outlets and local shops along the promenade and at the corners of the buildings. A generously extended passageway provides space for covered bike racks and open-plan areas for storing bikes that are lit from both sides to ensure a comfortable environment for users.
The flats offer an attractive range of accommodation made up of a total of 123 units. Kitchen-diners and open spaces are situated at the corners of the building to ensure that they get sunlight from two sides. Communal areas are located on each landing on the third floor to create meeting spaces and encourage residents to interact with each other.
The basement offers a total of 92 spaces in the underground car park.
A natural, forward-looking living environment is the product of integrating modern architectural concepts whilst meeting environmental standards. The synergy between modern living and green open spaces enhances the quality of life in the surrounding area in a sustainable way. This has been confirmed by the award of the ‘Active Climate Silver Certificate (Planning)’.
