The project entitled “The Holly” is located at Heiligengeistplatz 4 in Klagenfurt at lake Wörthersee and is located in the city center. To the south, it is bordered by the Stauderplatz, and to the west and north by the Schillerpark. The public transport connection of Stadtwerke Klagenfurt, which is located between the existing building and Landhaus Klagenfurt, ensures an excellent public transport connection for the office tenants and a high number of visitors frequenting the shops on the ground floor. The two upper floors will remain occupied by the existing ordinations, while a compelling new fitness studio will open its doors in the basement. In addition, the new functions and the striking façade design of the building are creating a new focus for this highly frequented area.

Heiligengeistplatz is bordered on its long sides by mostly high-end historic buildings. “The Holly” is located at the “head-end” of Heiligengeistplatz and is therefore in the most high-profile location. The ground-level access to the six-storey high-rise building is provided on the one hand through the Heiligengeistplatz. An arcade located to the east and south provides a transition from the outdoors to the indoors. The underground car parking is accessible via the existing passageway. A new arcade will be built towards the west, which will provide further direct access to the existing underground car parking. The commercial areas can be accessed directly through their individual entrances in on the ground floor zone.

In the course of the renovation, the façades of the entire building structure will also be modernised, aiming to provide the building with a contemporary, attractive look. The building is well-illuminated thanks to spacious architectural features.

In the architectural features, there is an interplay between transparent and more opaque surfaces. The additional use of top-quality materials makes “The Holly” an eye-catcher at Heiligengeistplatz. With the renovation, the former department stores’ will become a landmark in Klagenfurt’s city center.
